Tours and Visits
| We’d love to show you around! You can schedule an in-person tour on our website or by calling the leasing office. Just bring a valid ID with you. Prefer a virtual visit? Applications and leasing
| A valid photo ID is required to start your application. This helps us verify your identity and ensure a smooth leasing process. |

| Your income must be 3.5% of your rent. |
| Lease terms vary depending on availability and seasonality. |
| We do not. But we do work with a company that can furnish one of our homes for you. Package prices vary. |
| Yes, renter's insurance is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy. You’ll receive info about our preferred provider after signing your lease, but you’re welcome to choose your own policy. |
Move in Support
| Yes, there’s a $35 application fee per applicant over the age of 18, due upon application. And a one-time $300 administrative fee due at move in. |

| You're welcome to decorate your apartment to make it feel like home! You can paint drywall (not exposed concrete), but any other changes need approval. Please note that the unit must be restored to its original condition when you move out. You are responsible for any damages upon move out inspection. |
| All move-in boxes need to be broken down and taken to the recycle bin located in the trash rooms in the garage. |
Resided Support
| There are a few options for residents in this situation. 1) Contact the leasing office 2) A request can be left through the Livly app. |
| There are trash rooms on every floor adjacent to the elevators. |
| Rent is due in the 1st of the month. You have a grace period until trough the 5th, on the 6th you are late. Late fee's ate 10% of your rent. |
| A dedicated package room is available for convenient pickup. |
| There is no guest parking available at Emerald Row. There is street parking nearby. |
| No, we do not allow subleasing. |
| Emerald Row's quiet hours are 10pm-8am |
| There are lease break options only when we are outside the blackout period. Blackout is November 1st through February 28th. |
| A renewal notice will be sent to your email when the offer is ready for review. We will walk you through the next steps. |
| Non-emergency maintenance requests are typically addressed within 1-2 business days. Emergency issues, such as water leaks or electrical problems, receive immediate attention. |
Fees and Payments
| Security Deposits start at $500 and can be equal to one month’s rent plus $500, depending on the screening results for your application. The security deposit is due at the time of move in. |
| Utilities are not included in the rent. Utilities are billed separately as a package (include water, sewer, and trash) . You’ll just need to set up electricity and gas with We Energies before moving in. |
| There is a monthly fee for the use of the Parterre gym, and that is 50.00 per month. |
Parking
| Yes, reserved onsite parking is available from $25 (surface lot ) to $125 (underground)/month (based on availability). Vehicle registration is required at move-in. Please note we do not offer guest parking, but public street parking is nearby. |
| Guests are always welcome! Per the lease agreement, any guest staying 14 consecutive days or longer must be listed on the lease. |
| Yes there are 2 EV parking spaces in the garage(subject to availability). There are many EV stations located in the Meijer parking lot. |
Yes, surface parking is assigned for $25/month. There is no guest parking.
Pets
| Yes, Emerald Row is a pet-friendly community, allowing both cats and dogs. Some breed restrictions and weight limits may apply, so please check with the leasing office for details. Emerald Row welcomes up to 2 pets per home. |
| Pet fees are as follows - $350 non-refundable pet fee per pet, 2 pets max. $40/month for pet rent. |

| Yes, residents will be able to enjoy golf all year round in the 4th-floor golf simulator. |
| Yes, residents will be able to enjoy a game of pool or the table-top arcade games in our newly renovated space. |

Move out support
A 60-day notice to vacate is required. Be sure to submit your notice in writing to the leasing office.
| Please return all keys to the leasing office or front desk. Once the unit is vacant, we’ll complete an inspection of the unit and assess any damages and repairs needed. |
| After evaluating your apartment for any damages, cleaning or waste removal, your deposit will be processed within 21 days of your move-out |
| No, large items are the residents responsibility, we can direct you to some services that can remove these for you. |
